We will: Obtain all information necessary to complete your purchase, including record searches with Council to ensure the property has the required final Development Approvals.

  • Negotiate contract terms with the vendor
  • Obtain required identification and oversee signing of identification documents
  • Arrange inspections, including pest, building and strata.
  • Arrange payment of deposit to the agent
  • Calculate and organise payment of stamp duties
  • Ensure your financier has prepared the mortgage documentation
  • Check for outstanding arrears or land tax obligations, ensuring all land tax is cleared from the property by settlement.
  • Ascertaining vested interests: Eg local council or water services,. Or if any planned development could affect the property in future
  • Calculate adjustments for council and water rates for the property settlement
  • Arrange settlement with your bank including cheque directions and management of any shortfall funds
  • We will complete all final checks and confirm date, time and place for settlement
  • Attend settlement
